Target readers

This guide is for foreign residents looking for a rental home in Japan and people supporting their housing search.

Conclusion

Prepare identification, employment or school documents, proof of income and an emergency contact before applying. Compare the full initial cost, guarantor or guarantee-company requirements, language support and cancellation terms before signing.

1. Set your move-in date and total budget

Include management fees, insurance, internet, guarantee fees and renewal fees, not only rent. Initial costs may include a deposit, key money, agency fee, advance rent, insurance and a guarantee-company fee. Request an itemized estimate.

2. Prioritize your requirements

Separate essential conditions from optional ones, including location, commute, room size, furniture, appliances and language support. For a short stay, compare furnished apartments, monthly apartments and share houses with ordinary leases.

3. Prepare the required documents

You may need a residence card, passport, employment or school documents, proof of income and an emergency contact in Japan. Requirements vary by landlord, management company and guarantee company. Make sure names, addresses and dates are consistent.

4. Check guarantor and guarantee-company requirements

Confirm whether a personal guarantor, guarantee company or both are required. Check the initial fee, annual or monthly fees, renewal rules and emergency-contact conditions. Use of a guarantee company does not guarantee approval.

5. Complete the tenant screening

The landlord and related companies may review identity, income, employment, residence information and emergency contacts. Provide accurate information and respond to verification calls. Screening standards are not always public.

6. Review the explanation and lease

Confirm the rent, term, renewal, notice period, prohibited activities and move-out costs. Pay particular attention to early-termination penalties, restoration costs, additional occupants, pets and furnished items. Seek interpretation before signing if the Japanese text is unclear.

7. Learn the building rules

Garbage separation, noise, bicycle parking and use of common spaces differ by building and municipality. Confirm the rules at move-in.

Quick checklist

Check the move-in date, total budget, initial funds, identification, employment or school documents, emergency contact, guarantor conditions, renewal and cancellation costs, and internet access.

Related housing services

Oakhouse offers share-house and other housing options in supported areas. Cross One Room also provides housing services subject to property-specific conditions. Confirm availability, screening, fees and contract terms on the official sites.

Suitable and unsuitable cases

Share houses may suit people seeking furnished accommodation and flexible community living. Compare ordinary rentals if privacy, space or long-term family housing is the priority.
